On-Site Project Manager

About the role
Own everything that happens after the truck leaves our factory.
Framework First builds homes inside our own factory, then crane delivers them onto our clients' properties. Permits, foundation, finishes, inspections, all done for the client. We have been building quality homes and ADUs for years, with 40+ years of craftsmanship behind us, and we are growing fast.
We are hiring an On-Site Project Manager to own the field side of every project: site prep, deliveries, installation, utility hookups, inspections, and the on-site crew we are building out. You report directly to our COO, and you work alongside our Factory Project Manager, who owns everything up to the factory door.
This is a field role. Most days you are at client properties across our service area: the Tri-County region (Monterey, Santa Cruz, and San Benito counties) plus Santa Clara County, with occasional projects as far as San Luis Obispo County. You'll be walking sites, meeting inspectors, keeping crews accountable, and making sure every install finishes clean and on time.
What you'll do
- ·Own every project's field timeline in our internal dashboard, from site prep through final inspection and client handoff.
- ·Run delivery and installation days end to end: crane, set, weather-in, hookups.
- ·Own the foundation phase closely: it's the single longest step in every on-site build and the one most likely to slip, so keeping it on schedule is what keeps the whole project on schedule. The same close ownership applies to utility hookups: water, sewer, electrical, and gas, fully tested and signed off before a project can move to finishes.
- ·Oversee and hold accountable the on-site crew (installers, trade assistants) as we build that team out.
- ·Go on-site for inspections, planning-department coordination, and feasibility work.
- ·Coordinate daily with the Factory Project Manager and planning team so field readiness never waits on the factory, and the factory never waits on the field.
- ·Be reachable for time-sensitive inspector and planning calls outside standard hours when speed matters.
Who you are
- ·Experience managing field construction, site work, or installation projects (residential, modular/prefab, or GC background).
- ·Organized to a fault and comfortable living in project-management software.
- ·Comfortable holding people accountable: directly, fairly, without drama.
- ·A natural documenter: who did what, when, and how long it took.
- ·A reliable work vehicle and a clean driving record to start. You will get a company vehicle starting month 4; until then we pay a flat $600/month vehicle allowance, added straight to your paycheck with no mileage log required, to cover your first 3 months of running your own vehicle for the job.
Job specifics
- ·Location: client sites across the Tri-County area (Monterey, Santa Cruz, San Benito) plus Santa Clara County, occasionally as far as San Luis Obispo County, with home base at 1610 Moffett Street, Salinas, CA.
- ·Schedule: Mon–Fri, 7:30 AM–4:00 PM (40 hrs/week), with occasional after-hours inspector/planning calls when speed matters.
- ·Compensation: $100K–$110K base + up to ~$50K bonus (paid quarterly). Total potential $150K–$160K.
- ·Benefits: 401(k), paid vacation/holiday/sick, employee discount, company vehicle starting month 4 ($600/month vehicle allowance until then). Starting October 1, 2026, we are also adding health, dental, and vision coverage.
- ·Reports to the COO.
