01 · Pricing

How much does a Framework First ADU cost?

Our 14 configurations range from $180,000 for a 450 square-foot studio to $557,000 for a 1,200 square-foot U-shaped 3-bedroom. Every price is all-inclusive, with a permitting budget built in along with plans, foundation, the factory build, delivery, hookups, appliances, and final inspection. Permit costs are set by your city and county, so they are property-specific and confirmed during your feasibility study.

Are there hidden costs or change orders?

Not once your contract is signed. We confirm property-specific costs, like permit fees, septic work, or retaining walls, during your feasibility study and customization phase, before you sign. After that, your contract price is fixed, with no surprise change orders.

What does the price include?

Nearly everything. Our pricing is all-inclusive, from $180,000 to $557,000, with a permitting budget built in along with plans, foundation, the factory build, delivery, hookups, appliances, and final inspection. Permit costs are set by each city and county, so they are confirmed in your feasibility study rather than baked into the sticker price. Property-specific site work, like septic upgrades or retaining walls, is not in the listed model price either, though we handle it in-house as part of your contract so the whole project stays with one builder. We own our factory, so there is no marketplace markup, and once your feasibility study confirms those numbers and your design locks in the ADU Designer, the price is fixed, with no surprise change orders.

02 · Process

How long does it take?

Most ADUs are delivered in 4 to 6 months from contract signing, subject to your city's permitting timeline. The 4-month figure is a best case on our smallest model. Our largest 1,200 square-foot homes take 7 to 9 months. We build 97% of the home in our factory in parallel with the foundation work.

What are the steps?

Seven: a free property analysis, a free factory tour, a free site visit, the feasibility study ($497 standard, or $997 for an empty lot), a review of the findings, customization in the ADU Designer, and then build and delivery. Full detail is on our process page.

Can I really tour your factory?

Yes, and we encourage it. We are one of the few ADU builders in the area whose factory you can walk through before you buy. Most clients say the tour is the moment they decided.

03 · Permits

Do you handle the permits?

Yes, we handle the process for you: site plan, Title 24, structural, and city submissions. You never coordinate with the city yourself. Every price includes a permitting budget, but actual permit fees are set by your city and county, so they are property-specific and confirmed during your feasibility study.

How big can my ADU be?

California state law allows detached ADUs up to 1,200 square feet. Every model we build fits within state limits. Your specific lot is confirmed during the feasibility study.

Do I need to add parking?

Usually not. State law waives replacement parking if your property is within half a mile of public transit, or when the ADU replaces existing garage space. We confirm this for your lot.

04 · Financing

Do you finance directly?

No. We partner with two specialized ADU lenders, Mason Mac and SearchLight Lending, who handle HELOCs, construction loans, and cash-out refinances. We can introduce you.

How do most clients pay for an ADU?

Most borrow against their existing home’s equity with a HELOC or a construction-to-permanent loan. Our calculator shows estimated monthly payments for any model.

05 · Build Quality

What makes your construction different?

We use 2x6 exterior wall framing, 50% thicker than the industry-standard 2x4 and better insulated, and we build in a climate-controlled factory, so there is no weather damage during construction. Every home meets Title 24 energy compliance and CALGreen standards.

Why is factory-built better than site-built?

Quality control is far higher indoors, the build runs in parallel with your foundation work (saving months), and there are no strangers on your property for months. A site-built home of the same size typically takes 16 to 24 months. Ours arrives finished and is craned into place in a day.
