A Framework First ADU costs $180,000 to $557,000, all-inclusive. That's the complete project, not a base price with surprises stacked on later. The Four Fifty studio starts at $180,000; the Twelve Hundred U, our 1,200 square-foot flagship, tops the range at $557,000.

Across all 14 models, the price is all-inclusive: a permitting budget, plans, foundation, appliances, crane delivery, and finish work are already built into the number. Once you sign, that scope is locked into your contract, with actual permit costs and any property-specific site work confirmed through your feasibility study. Every project price includes a permitting budget along with plans, foundation, the factory build, crane delivery, utility hookups, appliances, and final inspection. Permit costs are set by each city and county, so they are property-specific and confirmed in your feasibility study. Property-specific site work such as septic upgrades or retaining walls is not included in listed model pricing, though we offer it in-house as part of your contract so the whole project stays with one builder.

We build in our own Salinas factory with our own family doing the work, and that completeness shows up in your number: a permitting budget, foundation, delivery, and finish work are priced in from the start, not billed back to you later as a base unit price.

Pricing FAQ

The money questions, answered straight.

Can I finance my ADU, or do I need cash on hand?

Most of our clients don't pay cash. The most common path is a HELOC against the equity in the existing home; construction-to-permanent loans and cash-out refis work too. We also partner with two California ADU lenders, Mason Mac and SearchLight Lending, who count projected rental income toward qualification. We don't lend directly, but we'll make the introduction. What's NOT included in the all-inclusive price?

Site-specific work beyond standard scope, things like a septic upgrade, a retaining wall, or an electrical panel that needs more capacity. We offer that work in-house so your project stays with one builder, but it's priced per property, not baked into the catalog number. Permits work the same way: we build a permitting budget into every price, but actual permit costs are set by your city or county, so they're confirmed in your feasibility study before you sign anything. Everything else on the included list, plans, foundation, appliances, delivery, installation, is already in the catalog price.

Will these prices change?

These are the prices from our 3rd Edition pricing catalog (February 2026). We review them as material and labor costs move, so a catalog price isn't a forever price, but once you sign your build contract, your price is locked, and it holds for 90 days while you finalize financing. We don't reprice mid-project, and we don't add change orders for anything on the included list, aside from actual permit costs and any property-specific site work, both of which your feasibility study confirms before you sign.

How does the deposit and payment schedule work?

A $1,000 signup deposit starts the process, and it is refundable if your financing falls through. The balance is paid in milestones as your home moves through construction, delivery, and final inspection, never all up front. We walk through the full payment schedule line by line before you sign anything.

Does the feasibility study fee count toward my build?

Yes. 100% of the feasibility study fee ($497 standard, $997 for an empty lot) is credited toward your build contract if you sign within 90 days. So if you build with us, the study costs you nothing. The fee is refunded only if we find your property cannot host an ADU; otherwise it credits toward your build.
