Small-scale residential developers

You're building 4–20 unit residential developments on properly-zoned lots in California. Factory-built units shave 6–12 months off your timeline, lock your unit cost at contract signing, and let you draw construction financing in predictable tranches as units are delivered.

How Our Partnerships Work

Four phases, the same process as our single-unit clients, scaled up.

  1. Discovery call

    Project type, target unit count, lot status, financing structure, timeline target. ~45 minutes, no commitment.

  2. Site visit + feasibility

    A member of our team visits the property. We deliver a feasibility report covering buildable footprint per unit, utility analysis, expected permitting timeline, and per-unit cost. ($497, or $997 on an empty lot; the fee credits toward your build contract.)

  3. Coordinated contract + permits

    Multi-unit master agreement, coordinated permit applications, and a schedule for factory builds and site work in parallel, with structured payment milestones.

  4. Build + deliver in sequence

    Foundations poured per unit; units built sequentially in factory with overlapping schedules; deliveries timed to keep site access manageable; final inspections per unit. Total project usually 6 to 18 months depending on count and your city's permitting.

You work with California homeowners regularly. If you refer a client who builds with us, we can structure a referral fee for qualified, completed builds. Our affiliate program is straightforward, no MLM nonsense, just fair compensation for a real client referral.

Your listing has ADU potential. Our feasibility study + free property analysis is a value-add you can offer prospective buyers. Helps you differentiate.
Mortgage Brokers
