How much does a Framework First ADU cost?

Our homes range from $180,000 for a 450 square-foot studio to $557,000 for a 1,200 square-foot U-shaped 3-bedroom. Every price is all-inclusive, with a permitting budget built in along with plans, foundation, the factory build, delivery, hookups, appliances, and final inspection. Permit costs are set by your city or county, so they're property-specific and confirmed during your feasibility study.

How long does it take?

Four months is best case on our smallest model. Most ADUs are delivered in 4 to 6 months from contract signing, and our largest 1,200 square-foot homes take 7 to 9 months, subject to local permitting. We build 97% of the home in our Salinas factory in parallel with the foundation work.

What's included in the price?

A permitting budget and paperwork, site plan and Title 24, project management, the unit and all finish work, foundation work, appliances and custom cabinets, crane delivery and transportation, entrance and deck installation, and status updates by text and email. Permit costs are set by each city and county, so they're property-specific and confirmed in your feasibility study.

Do you finance?

We don't lend directly. We partner with two specialized ADU lenders, Mason Mac and SearchLight Lending. Most clients borrow against their existing home's equity. We can introduce you.

Where do you build?

Our core area is the tri-county region of Monterey, Santa Cruz, and San Benito counties, plus Santa Clara County where we do most of our work, including San Jose, Los Gatos, Morgan Hill, Watsonville, Los Altos, Marina, Monterey, and Carmel. We also take San Luis Obispo projects case by case.
