The Problem

Most homeowners discover their ADU is impossible after they've already signed a contract.

It happens like this. You meet a builder. You like them. You sign a $30K design contract. Six months later, after the architect, the plans, the soils tests, they tell you: "Turns out your sewer line crosses an easement we can't build over. Sorry."

You've paid for design work you can never use. Six months gone. Often the deposit isn't refundable.

The feasibility study exists so this never happens to you. A few business days. $497 for a home with a yard, $997 for raw land. Either we hand you a roadmap to build, or we hand you back your money.

Questions Before You Pay

Ask anything.

What if you find my property CAN'T host an ADU?

Full refund, no questions. We don't want your money if we can't be of service to you. We'd rather tell you the truth and hand back the fee than build a home that can't be permitted. When a study comes back 'not feasible,' it's usually lot coverage, easements, or sewer access.

Does the feasibility study count toward my build contract?

Yes. 100% of the feasibility study fee is credited toward your build contract if you sign with us within 90 days. So your real cost is $0 if you build with us. The fee is refunded only if we find your property cannot host an ADU; otherwise it credits toward your build.

How fast do you start?

Within 24 hours of payment. Our team reaches out by the end of the next business day to confirm your property details.

What's the difference between the two studies?

The $497 Feasibility Study is for an existing home with a yard: we confirm your lot can host an ADU, map the permit path, and recommend the right model. The $997 Empty Lot Feasibility Study is for raw or vacant land, where we assess buildability from the ground up: utilities, access, grading, and entitlements. If you're not sure which you need, start with the free property analysis below and we'll tell you.

Some properties are obvious yes-or-no calls. Some are complicated enough that the empty-lot study is the right move. An Account Manager or executive will tell you which.
