Actual permit costs are set by each city and county, so they are property-specific and get confirmed in your feasibility study before you sign. Property-specific site work, like septic upgrades or retaining walls, is not part of that listed price either, though we handle it in-house as part of your contract so the whole project stays with one builder. The factory build keeps your yard (and your workday) quiet

Here is a detail that matters a lot when the building is going to be your office: most of the construction never happens in your yard.

Because we build roughly 97% of each home inside our Salinas factory, the noisy, dusty, weeks-long part of construction happens off-site while you keep living and working normally. When the home is ready, it is craned in and set on the foundation, and the on-site work is a short, controlled window rather than months of trucks and saws outside your window.

  • You can almost certainly build one. A standard single-family lot is allowed the primary home plus one ADU (and a JADU on top of that).
  • Setbacks are small. A detached ADU needs at most a 4-foot side and rear setback, so it can tuck neatly into a corner of the yard.
  • No owner-occupancy headache. For a standard detached ADU, the permanent owner-occupancy requirement has been removed, so you are not locked into living on the property forever just to keep your office.

Can I add a backyard office ADU and still have a JADU?

Usually yes. California allows a standard single-family lot to have the primary home, one ADU, and one JADU.
