Chapter 02 · The Homes · Premium Upgrade
Ultra Modern
Flat roof, floor-to-ceiling glass, integrated decks. Architect-level finish.
Premium Upgrade
Our most architectural finish. Ultra Modern is defined by clean flat or low-slope rooflines, expansive floor-to-ceiling glass that pulls in light and yard views, and integrated decks that blur indoor and outdoor living. It's the choice for design-led buyers and lots where the ADU is meant to be a statement, not a background building.

Best For
Who picks Ultra Modern?
- ● Design-led homeowners (architects, designers, creatives)
- ● Lots where the ADU is the focal point, not the background
- ● Tech-corridor neighborhoods (Los Altos, Cupertino, parts of San Jose)
- ● Properties with a beautiful yard or view worth framing with large windows
- ● Primary-residence ADUs where you want the home to feel architecturally distinct
- Exterior Accents
- Floor-to-ceiling windows (often corner windows for dramatic light), low-slope or flat roof with hidden gutters, integrated covered deck or porch flowing from interior, minimal trim (often flush jamb at windows for cleaner sightlines), mixed warm-natural wood + dark metal cladding.
- Interior Approach
- Wide-plank wood (often white oak or rift-cut oak) or polished concrete-look LVP, monochrome or warm-grey walls, slab-front flat-panel cabinets in natural wood or muted color, matte-black or polished-chrome fixtures, integrated waterfall countertops (quartz or honed stone).
- Where It Fits Best
- Strong in: Los Altos, Los Gatos, Saratoga, parts of Carmel-by-the-Sea, design-led pockets of San Jose (Naglee Park, parts of Willow Glen). May look out of place in older traditional neighborhoods; we'll tell you that honestly during the [feasibility study](/feasibility-study/).
Style Upgrade Pricing
What Ultra Modern costs to upgrade.
Ultra Modern is our premium upgrade: it requires more glass (which is expensive), specialty roofing details (flat-roof waterproofing and thermal performance), and integrated-deck framing that doesn't ship with the standard package. The upgrade fee varies meaningfully by model because larger models add more glass and more flat-roof surface area. Use the ADU Designer to see exact upgrade pricing for your model, or it's itemized in your feasibility study.
Every Framework First price includes a permitting budget along with plans, foundation, factory build, delivery, hookups, appliances, and inspections. Permit costs are set by your city or county, so they're confirmed in your feasibility study along with any property-specific site work. The pricing on our models page reflects the standard Classic Craftsman finish. Style upgrades are itemized separately so you see exactly what changes.
