Can an ADU Have a Garage?
Yes, an ADU can have a garage. Nothing in California ADU law prohibits it. But the more useful answer is that most homeowners don’t need one, because state ADU parking exemptions mean a garage often isn’t required in the first place, and building one anyway eats into the square footage you could otherwise use as living space.
The short version: A garage can be part of an ADU design, but it isn’t required for most lots, and it comes out of your size allowance. Most homeowners choose the state parking exemption or a simple driveway spot instead, and put that square footage toward living space.
Why a garage usually isn’t necessary
California law caps how much parking a city can require for an ADU at one space, and it goes further than that: it lists a set of exemptions that let most lots skip parking entirely. An ADU is exempt from any parking requirement if it’s:
- Within half a mile of a major transit stop
- Located in an architecturally and historically significant district
- Part of an existing primary residence or accessory structure (a conversion)
- Located where on-street permit parking is required but not offered to the ADU occupant
- Within one block of a car share vehicle
Between the transit-proximity exemption and the conversion exemption, a large share of lots in Framework First’s service area already qualify without any special planning. And if a parking space is required, it can typically be satisfied with a simple driveway or paved spot, an uncovered space works fine. It does not need to be a garage.
The real tradeoff: square footage
This is the part homeowners underestimate. State law caps a detached ADU at 1,200 sq ft, and many cities cap it lower. Every square foot spent on a garage bay is a square foot not spent on a bedroom, a second bathroom, or a larger living area.
On a smaller ADU footprint, a single-car garage bay can take up a meaningful share of the total buildable space, often the equivalent of a bedroom or a chunk of living room. For homeowners building an ADU to live in, rent out, or house a family member, that space usually has more value as finished living area than as covered parking, especially once the parking exemption already covers the requirement.
| Choice | What it costs you |
|---|---|
| Built-in garage | Square footage that could be living space, plus additional structural and door costs |
| Driveway or uncovered parking spot | No footprint loss from the ADU itself, satisfies most parking requirements when one applies |
| Parking exemption (transit, conversion, etc.) | No parking space needed at all, if the lot qualifies |
What Framework First’s models are built for
Framework First’s 14 models, ranging from 405 to 1,200 sq ft, are designed primarily as living space: bedrooms, bathrooms, kitchens, and comfortable layouts, not garage bays. That’s a deliberate design choice, not an oversight. For the overwhelming majority of homeowners building an ADU for a family member, a renter, or a home office, living space delivers more day-to-day value and more long-term rental or resale potential than covered parking that state law usually doesn’t even require.
If your specific lot doesn’t qualify for a parking exemption and you want covered parking worked into the design, that’s a conversation for your feasibility study, where the actual footprint, setbacks, and city requirements for your property get mapped out. Frequently asked questions
Does every ADU need a parking space?
No. California law limits ADU parking requirements to at most one space, and provides broad exemptions, including for lots near a major transit stop, for conversions of an existing structure, and in areas with certain on-street permit restrictions. Many lots qualify for at least one exemption, which means no dedicated parking space is required at all. For more detail, see /blog/adu-parking-requirements-california/.
If I do need a parking space, does it have to be a garage?
No. A required ADU parking space can typically be an uncovered spot, such as a driveway space, it does not need to be an enclosed garage. This is one of the reasons most homeowners skip building a garage into their ADU design.
Will a garage reduce how big my ADU can be?
Yes, indirectly. Garage space counts toward your ADU’s total square footage, which is capped by state law at 1,200 sq ft (and lower in some cities). A garage bay built into the ADU uses up part of that allowance that could otherwise go toward bedrooms, bathrooms, or living area.
Can I convert my existing garage into an ADU instead of building a garage into a new ADU?
Yes, garage conversions are a separate and common path to an ADU, and they come with their own rules, including a same-day approval process for compliant conversions and no setback requirement for the existing footprint. That’s a different project than building a new ADU with a garage attached. See /blog/garage-conversion-to-adu/ for how that works.
Does losing garage parking from my main house affect anything if I build a detached ADU instead?
If your ADU replaces or sits where garage parking used to be, that’s factored into the same parking exemption rules, replacing a garage is itself one of the recognized exemption categories in many cases. The specifics depend on your city’s ordinance and your lot, which is exactly what a feasibility study is built to confirm before you commit to a design.
